Laminate Worktops


Composite worktops are slightly porous and therefore they are susceptible to staining and the only way to remove that staining is by rubbing the surface down a little with abrasive papers again. Something you'd never have to do with laminate worktops as they are completely stain resistant.

Granite and Marble worktops can look fantastic and the price of them has been tumbling now for quite some time. What is corrosion? Corrosion is a process of rusting through oxidation and weathering of the natural elements of rain and sun on all metal surfaces, if not adequately protected with appropriate coatings. 4. Steel are also anodic to mill scale. Mill scale which is formed during the high temperature milling of steel, is a hard brittle coating of distinct layers of iron oxides. It cracks and fissures readily, permitting air and moisture to penetrate and initiate rusting to the underlying steel.

Corrosion prevention is to provide sufficient protection to prevent corrosion taking place for a certain period of time by calculation and inspection, when subsequent maintenance or renewal are needed before the material structures begin to show signs of corrosion.

Surface preparation is a very important process before any protective coatings can be applied. New and old metal surfaces should be free from mill scale and rust. They should be cleaned to a certain standard before applying any protective coatings to achieve the best result.

If I had a nickel for every time; Ok I not going to start my article off with that old clich?although it's very true. Some of the major issues I run across doing my Home Inspections are from issues, if identified earlier, could have been corrected with much less headache and your hard earned money. The average homeowner will never go into the places in their home to actually identify these issues on a regular basis. Small issues left unidentified and uncorrected over a long term can cause serious issues. On average most home maintenance issues can be corrected for fewer than two hundred dollars if caught in time.

There are several examples of this kind, I will include just a few.

Last week I inspected a very nice newer home in North Texas that from the outside appeared to be very well maintained and in great shape. However, when I entered the attic and inspected the two natural gas fired hot water heaters I discovered that sections of the flue pipes, on both units, had been removed to allow the installation of AC duct work. This was allowing the poisonous fumes from the heaters to be pumped into the attic. This condition could allow the fumes to make their way down into the house and poison the homeowners with no sign at all. Once reported both units where repaired and the HVAC contractor was called to witness the type of work that was completed.

Inspecting crawl spaces, which is never my favorite thing to do; I find a lot of them to be wet/damp and poorly ventilated. These conditions can cause major damage to all the wood sub-structure in the crawl space. Once these conditions are identified steps can be made to make the necessary corrections, with little or no impact to the homeowner.

The Home Inspectors job is not to find every single little item that is wrong with a house. We can not see through walls, under floors or anything else that requires supernatural powers. Our job is to alert the homeowner of major issues with the house that are deficient and the potential of becoming major issues in the future.

CONDENSATION

What can cause Condensation?

Condensation is most commonly caused when a building is not kept ventilated. Activities that produce large quantities of water vapour cause condensation, such as:
- Drying clothes inside the house (covering radiators/ heaters)
- Steam from cooking and from bathing/washing.
- Lack of air circulation and ventilation in the building. (Humid conditions)

How can I reduce Condensation in my house?
- In cold weather low back ground heating on all day will help keep the fabric of the building warm and reduce moisture condensing on cold spots.
- Improve ventilation by fitting and using extractor fans in bathrooms and kitchens and ventilators in the loft.
- Avoid drying clothes in the house and cover saucepans whilst cooking.
- Use a dehumidifier. This is a device that draws in air, cools it to remove moisture, which is collected in a reservoir and reheats it at an acceptable temperature before re circulating it.

How do I clean Condensation?
- Remove water droplets with a sponge.
- Clean with an anti fungal cleaner or bleach based product. The product should be applied to the affected area and left for several minutes then thoroughly washed down with hot water.
- Redecorate using a good quality fungicidal paint to help prevent re-growth.
- Dry - clean mildewed clothes and shampoo carpets.

PENETRATING DAMP
Penetrating damp is as a result of water getting into the house from the outside. This is normally as a result of a plumbing or building issue. A common indicator is damp patches appearing on the walls or the ceilings and is often worse after rain. It can form due to faulty roof coverings, poorly maintained walls, poor guttering and down pipes and gaps around doors and windows. Penetrating damp tends to occur in older homes with solid walls, as those most recently built will have cavity walls offering more protection.

How Do I Prevent Penetrating Damp?
- Ensure guttering and down pipes are kept in good repair and are free of any blockages.
- Make sure any external walls are painted with good quality paint.
- Ensure that gaps around window frames and doors are filled.
- Check roof tiles and rendering regularly to ensure they have not become damaged and there are no entry gaps.

RISING DAMP
Rising damp usually occurs in dwellings that do not have a damp proof course or where the damp proof course has failed. The usual evidence of rising damp is a whitish fluffy powder or distinguishing marks on the lower section of the walls. The plaster may become softer and mould may start to grow. A musty smell may be evident.

How can I reduce Rising Damp in my house?
- Make sure there is no earth from the garden against the wall that could be trapping moisture.
- Make sure none of the drains are blocked causing a build up of debris.
- Repairs or input of damp proof course could be required; the opinion of a damp proof specialist should be sought.

Overcome Human Nature With Log Home Maintenance


You know how when you first buy a new car, you take extra good care of it? You wash it often, even wax it, you clean it out every week. Then, after a while, you begin washing less, maybe skip the wax and well, maybe clean it out a couple times a year. We call this human nature, and it doesn't apply only to cars. No, we tend to do this with most of our possessions. I know, there are some who are more disciplined than others, but we all have the same tendency.

This is true even when it comes to log homes. To many people building or buying a log home is the fulfillment of a long held dream. They research and look save and wait until finally, they build/buy their dream home. Once they move in, they take great care of it. They carefully seal any and all cracks so no air gets in. They wipe down the walls with proper cleaners designed specifically for logs and they re-apply stain/finish in accordance with the manufacturers recommendations. When finish is properly applied and reapplied to a log home in accordance with the manufacturers recommendations, it should work for a long, long time. However when it is not properly applied or maintained, it can flake, peel, crack, discolor, or even wash away. It is at this point that the old finish must be removed completely in order to properly apply new finish and protect your investment.

There are several methods for removing stain from log homes. Some people prefer a chemical stripper. Others like to use a pressure washer. However, the best way to remove failing finish from a log home is cob blasting. Cob blasting removes failing finishes quickly and evenly and opens the pores of the wood in order to accept new stain easily. Unlike pressure washing, it does not "feather" the wood, and it is environmentally friendly to boot.

For those unfamiliar with the cob blasting process, it is similar to sand blasting, the main difference being the blast media is ground up corn cob instead of sand. Corn cob is much softer than sand and therefore does not cause damage to logs the way sand can. Additionally, cob blasting is typically done with lower air pressure than traditional sand blasting.

There are a few minor drawbacks to cob blasting, the biggest being dust entering the home, but I would personally rather a bit of corn cob dust which is easily cleaned up than water or chemical stripper entering my home.
So, if you are one of those that has given in to human nature and let the finish go a little too long on your log home, there is still hope. A Well-Insulated Attic, What is the Best Choice?


There are four types of insulation: loose fill, batts and blankets, rigid board and spay form. Each type has its good and bad qualities, used for specific jobs. I will explain each, jobs uses and R factors. So you can make a knowledgeable decision when choosing insulation.

Loose fill insulation is blown into the area that you want to insulate, improving air quality, reducing leakage. It costs more, but it fills the area better, which improves quality. Loose fill can be found in insulated attic and walls. Cellulose and fiberglass are two types of loose fill. Cellulose can be dry packed or moist sprayed in the area. Fiberglass and rock wool is blown into walls to make a blanket effect. The R factor is R3 or 4 per square inch, cellulose having 30% more. This is often found in Insulated attics.

When choosing insulation the next one to consider is batt and blanket. It is either processed fiberglass or rock wool. This insulation is the cheapest to install. To ensure effectiveness proper insulation is crucial. It can come in 4-8 ft sections, or rolls. It's found in insulated attics floors and walls. Its best used between studs 16-24' apart. The R factor is R3 per square inch.

The third type to consider when choosing insulation is foam board insulation. It is made from fiberglass, polystyrene or polyurethane. It comes in various thicknesses and is used for flat roof reproofing, basement walls cathedral ceilings and perimeter insulation. Its factor is R4-R8.

The last is spray foam; this is liquid insulation that is made from polyurethane or urethane and a foaming agent. The liquid is sprayed into areas, expanding as it drives to cover the entire section. It's often found in insulated attics and finished walls. It's especially handy in odd shaped and small enclosed places. It's more expensive, but you're not required to caulk, or house wrap after insulation.

When choosing insulation flame resistance is an important consideration. Two of these are not flame resistant they are: foam board and cellulose. There are four types of insulation to consider when choosing insulation. The cheapest is Batt and blanket, caution is needed when installing. The most expensive is spray foam it's a better quality of insulation and further winterizing isn't needed. Most are found in insulated attics and walls. When choosing insulation also considers cellulose and foam board is not flame resistant.

What is Rigid Foam Insulation and How is it Used?


There are 3 types of rigid foam board insulation they are; polystyrene, polyisocyanurate and polyurethane. Each has uses they are better suited for than the others. I will talk about different type's uses and safety measures you should take when installing attic insulation. The first is polystyrene. This type of insulation uses deep heat and pressure to mold into shape. It is best used in walls and installing attic insulation. Although it is more expensive than the other two its characteristics makes it a lot stronger and more durable than the others. The second type of rigid foam insulation is bead board. It is made in such a way that bead expand to fit, producing a better insulated area. This type of insulation is often found in every day products.

Because of the bead spacing moisture is allowed to be absorbed. The third is polyisocyanurate and polyiso foam boards. Because of its strength and durability to withstand extreme temperatures it is ideal when installing attic insulation. It has a wonderful moisture barrier when it's applied with aluminum foil facing. There are some things that you need to know before using rigid foam insulation. First we will discuss flame retarder. This product takes a lot to ignite but once it does it will burn steady. It will also smolder for some time. Safety regulations require you to use flame resistant material like panel, dry wall, or gypsum wall board over the insulation.

It also deteriorates in direct sunlight so if you are installing attic insulation it needs protected with acrylic silicone, rubberized paint asphalt, roofing felt, or tar. Bugs like to make nests in the insulation so if you are insulating basement or floors it is wise to use insecticide treated insulation. Also by placing the insulation on the inside you will discourage bugs. Rigid foam insulation soaks in and traps moisture.

This could easily cause mold and wood damage. To prevent this you should use a vapor diffusion retarder especially when installing attic insulation. Of the three types of insulation; loose fill, batt and blanket and rigid foam board insulation this type has the cheapest initial start up cost. Although it can be used for many things, this product will be counter productive if installed wrong or safety precautions are not correctly taken.
