The next few years are going to be tough for a lot of the people in the modern western world and we are going have to take the lead in the way we use energy more efficiently. At present we are burning up are fossil fuel reserves like there is no tomorrow and we should be planning to a better way of life for us and our children.

Renewable energy is the key to our survival and although a lot of people believe in the new safer nuclear reactors the upshot is they put off a problem of dealing with the waste for future generations.

We need to invest in building more energy efficient homes with solar panels and also with the use of wind turbines. These homes would able us to survive power cuts. With the current reserves of electricity within the UK for example we used to have 20% reserve electricity power generation at present we have almost none and depend heavily on the French to supply us in the event of an emergency.

There is also the problem that recently that the energy companies are dependent on shareholders because of this they are subject to being to take over and therefore would also put the shareholders first over customers. Wind power would also be a great advantage if we can supply even a fraction of the percentage energy we use in our homes. Solar power technology has increased its efficiency in recent times and now we can often see road signs powered by solar power cells. Solar panels are becoming more relatively cheap and finding that all new developments should be looking to use this technology to increase our homes value in terms of being eco - friendly.

Reducing our carbon footprint is essential for making our environment a better place to live it is incredibly selfish for us to just to live for ourselves and not think of our future generations.
Making local wind farms are going to be a great method of reducing and using one of the earth's greatest natural renewable energy. It is always possible for us to reduce our energy wastage and improve our lifestyle I always think of how when I visit parts of the world like some parts of Australia that how clean the air is and how lucky they are to have a better climate.

Where I currently reside there is are shipments of scrap metal at the port where I live and that produces metal dust in the air so from this we have a large amount of bad cases of lung problems. If we used energy more efficiently and there was legislation to force us to do something about these problems we would all enjoy a better climate.

Going green should be one of the first things we should learn at school and carry forward the lessons to be learnt from wasting water to burning of our precious fossil fuel to how to learn to invest in the creating the technology for us to survive like solar power, wind farms and hydrogen generation.

Things Humpty Dumpty Should Have Done Before He Retired - How to Make Your Home Maintenance Free


As you plot and plan your retirement, there may be some things you are forgetting. Is your home maintenance free?

There are many things a person can do to their house to make it maintenance free. Many seniors don't think about this option and some attempt to do their own maintenance and instead end up in the Hospital Emergency Room.

The first thing you can do is prominently post a sign by your front door stating, "No Canvassers, Swindlers or Salespersons welcome." That sign lets people know real quick what you think about them and just how welcome they are.

I was a contractor for many years. I was also an author and knowledgeable about the aging baby boomers and their need to have a maintenance free home in their great grey years. So I designed several ways a home owner could almost make their home completely maintenance free.

A rusted out leaking chimney cap can cause severe water damage in an unattended home. Depending on your environment they need replaced every 10-20 years. You can use a rust remover to preserve them or you can buy a stainless steel or aluminum chimney cap and not have to worry about it again.

Annual gutter cleaning can be avoided with durable gutter guards. Plastic or rust proofs are preferable. Replace average down spouts with larger ones for a worry free gutter system. Having a drain tile system in place is also very convenient and removes possible water damage problems to the foundation of your home.

One area of a house that is always prone to rotting and water damage is the soffit and fascia. You can either use vinyl or durable hardy board siding to cover the wood to eliminate this problem. Having this siding on the whole exterior of your house is also advisable for a maintenance free lifestyle.

Removing or replacing a wood fence with a vinyl fence can be costly, but it will never need a repair or to be replaced either. To eliminate weed eating around a perimeter fence, dig a 6 inch trench under the whole length of the fence and pour concrete into it.
Docks or decks can be made with plastic wood planks to last forever.

Metal roofs are maintenance free as well as energy efficient.

Sealing cracks in concrete with an elastic polymer crack sealant will add many years of life to a concrete driveway.

Replacing house numerals, mailboxes, and any exterior metal fixtures with plastic ones will eliminate future problems during your lazy retirement.

It's the time of year when most of us will begin winterizing our house. Home Automation DIY - Preparation III


Warning: Remember that electricity is very dangerous and will kill you in a heartbeat. Electricity can also start fires very easily, and fires can also kill you. The best way to get your home wired is by a certified professional who knows your local codes.

  • Security
    • Home automation security can include everything from burglary to fire and flooding detection. For this project we will focus on the two first. As we selected the HAI Omni IIe Pro, we can have 16 security zones, up to 16 keypads, 4 2-wires smoke loops, 176 4-wires smoke detectors and 2 64-zones wireless detectors. Plenty of room to secure any house.
    • We will place smoke detectors in each room but the kitchen (verify your local code just in case),a CO2 detector next to the furnace and next to each fireplace, a wireless glass-break detector for each window, a wireless recessed door detector for each outside door, a wireless garage door detector for each door, one 4-button Keyfob for each family member and one vandalism proof keypad for each outside door.
    • Some detector will need to be wired unless we use the ITI GE Wireless Smoke Detectors associated with the HAI Receiver for GE.

  • Monitoring (play room, spa, yard...)

    • For this project we will use a Network Digital Video Recorder (NDVR) is a device that transmits video and audio data via network in real-time. The server converts the analog video signals and audio signals into digital data and compresses them for on-line transmission.
    • A NDVR records video based on motion or any other event and the recordings may be viewed on or offsite. We will include a software to allows us to view live and recorded video for up to 16 cameras at the same time. We will implement one NDVR but our system supports multiple NDVRs in one installation.
    • A NDVR can be installed stand-alone, with video viewed via its embedded web server but we will use it in conjunction with our HAI OmniPro IIe so cameras can be viewed on OmniTouch 5.7e, OmniTouch 8, OmniTouch Portables, over the Internet, or even a Smartphone.
    • For this project we will use one HAI NDVR connected to 4 wireless analog cameras - one for the play room, one for the SPA, one for the front yard and one for the backyard, these two last one will work with motion detector and 3 axis control. We will add a 250Gb USB external hard drive to increase the NDVR storage capacity. Two OmniTouch 8 will complete our selection as well as a Web/TV inferface.
    • We can later add a second NDVR to increase the camera count to 8.

  • Sprinkler system

    • To automate our project home automation sprinkler system we replace the existing system with a Rain8net which can drive up to 2040 irrigation zones or valves.
    • We will use the Pro version as all valve wires and connections are protected against lighting surges as well as the RS232 and network connections are protected against ESD and lighting - more expensive than the standard one but much more protected.
    • We will add a weather station to monitor the local weather to avoid watering during windy days or when the weekly total of rain is over 1" for example.

  • Audio distribution

    • For this home automation project, we will do grand and us the NuVo Grand Concerto line of products.
    • With six audio source inputs for multi-source capability including iPod and PCs, and up to eight listening zones (expandable to sixteen zones) the Grand Concerto will offer everything we need.
    • We can add several NuVo OLED to control the music or use the HAI color LCD panels.
    • As a source we will add a Sirius tuner, a NuVO Music server and several NuVo music ports.
    • We can choose any type of speakers within the Grand Concerto range.
    • Wiring will be toughest part as speakers will need to get connected to the NuVo system.

  • Home theater

    • To build our home theater we will base it on a fix HDTV projection screen about 150" diagonal a network based HDTV projector and a NuVo based sound system.
    • It will be pricey but the video and audio quality will be the same as a real theater.
    • Using network based video equipment with allow to watch web based news and movies, to switch to security cameras without leaving the theater and why not do some work while watching a game.

  • Spa and swimming pool management

    • Spas and swimming pools management is quite easy but you'll need to have it prepared and wired by a certified professional.
    • We will use remote wired thermostat sensors to measure the temperature, why not chemical sensor to provide dry contact as soon as the chemical level goes below a predefined point - this can set an alarm off or run a macro on the OmniPro to power on a delivery method.
    • Using the OmniPro input and output contact, it's very easy to prepare macro to run pumps, heating units and alarms.
    • This has to be done by a certified professional to make sure the installation is safe. Remember water + electricity = big problem.

Home Automation DIY - Preparation II

We have now a plan and we need to look at the design piece of our new Home Automation. The first step is to do an assessment by answering several questions:

  • Wiring and Networking:
    • What is the house status? (being built, being remodeled, old construction, new construction)

    • The status will affect greatly the type of wiring we will select. We had a complete home remodeling and all the walls were open. We had the opportunity to install 1" ? orange cable tubing in every room, this allow pulling any type of cables within minutes. We have Cat6 cable, Fiber Optics, TV and audio/video cables.

    • Existing construction may not offer the same flexibility and going wireless will become the solution.

    • In old construction the quality of the power line is not high quality and will definitively impact transmission such as X10. Ask a certified electrical professional to help evaluating your existing wiring to make sure it's still meets 'code'. Don't be afraid to spend money on your electrical wiring, it will pay back later.

    • For this project we will choose an existing old construction with up to local code wiring. The network will be wireless as well as security and monitoring. Z-Wave being too expensive, Home Automation will be based on Insteon and/or UPB equipment.

  • Lighting
    • Planning for this section is quite easy and interesting. We need to select for each room the type of switches we need and as we will implement security, monitoring and multimedia distribution we will use a control unit to manage all functions.
    • Control Units - we recommend 2 different brands Cortexa Technology and HAI. The Cortexa is more IP network based while HAI is more versatile on the security part. For this project I would use HAI which offer two main lines: Lumina and Omni. The Lumina is more limited on the security side but it connects to existing security systems. The Omni offers a complete solution from lighting to security and fire system. The Omni IIe Pro will be my choice as it has the most features and won't limit our future ideas.
    • Based on this control unit selection, the technology we will use UPB for lighting control. The cheaper X10 won't work very well in an old electrical wiring environment.
    • Now let look at the need for each room to replace existing switches.
      • Bedrooms - one switch and one or 2 side lamps
        The switch can be dimmer or non-dimmer, side lamps will need lamp modules dimmer or non-dimmer as well.
      • Dining and Living rooms - one switch per room and may be some floor and table lamps with the same dimming status as for bedrooms.
      • Play room - two high wattage switches and may be several floor and table lamps.
      • Family room - three high wattage dimmer switches, several floor and table lamps and why not adding a nice LCD control panel to create lighting scenes.
      • ...etc for each rooms including bathrooms
      • Outdoor lights - replace existing switches with non dimmer high wattage ones plus two or three non-dimmers modules for Xmas lights as well.

    • We have a list of material to purchase - but don't buy anything yet!

  • Heating and cooling
    • To plan this section we will base it on a 3 zones heating and cooling system. One for the main floor, one for the second floor and one for the basement.

Often I am asked about the effectiveness of Ozone treatments for mold remediation.This is a complex topic, which has many sides.
If you ask me is ozone effective for mold remediation I would honestly answer, that it depends...

On what you ask? Well on many, many, things I answer.

You see there are some contractors out there that are using powerful ozone generators as a substitute for the actual physical steps of mold remediation. I have heard claims like:

"Our ozone machines are so powerful they will turn mold to ash."

"They will literally vaporize mold."

"Leave the dry wall and the ozone cannons will destroy the mold which you can paint right over"

And Dozens of other lies.

The truth is the use of ozone alone is never a complete treatment for mold.

The roots of mold will penetrate deep within a substrate up to 3/16ths to .5 inch.

Additionally even dead mold is still poisonous. So removing physically all of the structures of the mold organism is necessary. Just using a gas-out alone, will never accomplish this objective.

Molds reproduce by making spores that cannot be seen without magnification. Mold spores waft through the indoor and outdoor air continually. When mold spores land on a damp spot indoors, they begin growing and multiplying, and soon the mold problem is out of control. Many types of molds exist. ALL MOLDS have the potential to cause health effects.

Ozone Kills Mold!

Ozone is a powerful gas and it will destroy mold spores and the mVOCs created by toxic bacterial or fungal organisms.

As humans, trained mold workers lack eyes good enough to see the mold they are combating once it goes airborne. You see ten thousand spores can fit onto the head of a pin.

In one square inch of flowering mold there can be anywhere from 1-5 million!!! What's worse is that when a mold worker begins to fog or spray the mold- the mold, has a built in survival mechanism called bursting or sporulation which allows it to send clouds of invisible spores into the air to escape the chemicals being sprayed onto them. This means that in a typical mold remediation job, millions and billions of spores are put into the air and are too tiny to see.
By saturating the area that the treatment has been performed in after the mold has been killed and treated only is one is assured of complete decontamination.
